Boilers are common in older Four Corners homes, and they are extremely reliable — right up to the point they are not. Almost every emergency boiler call we take in January was preventable in September.
What an annual service actually includes
Combustion testing, a check of the heat exchanger, pressure and expansion vessel checks, bleeding air out of the system, testing zone valves and circulators, and verifying the safety controls do what they claim.
The safety controls are the part people forget. They are the reason a boiler fault is an inconvenience rather than a carbon monoxide incident.
Why it fails on the coldest night
A marginal component — a tired circulator, a partially blocked heat exchanger, an expansion vessel that has lost its charge — will carry a mild evening perfectly well. It fails when the system runs continuously at full output, which is the night you least want it to.
That is not bad luck. It is the load finally exceeding what the weak part could do.
Book it in early fall
September and October are the right window: warm enough that being without heat for an afternoon does not matter, late enough that the work carries you through the season.
It is also when we have availability. By the first hard freeze, every heating company in the region is running emergencies.
